ARB/ARC Information

In order to make modifications to the exterior of your house, you must submit an ARB. Please complete the packet and email the PDF along with the supporting documentation as outlined in the packet to the ARC Committee. Please note, the ARC Committee will only be meeting on the same night as the Board Meetings.

We recommend giving a copy of the ARB Packet to your contractor in order for them to see the requirements, for example needing a Certificate of Insurance. This will help in avoiding back and forth during the process.

Note: For roof ARBs an aerial view can be obtained from the Palm Beach County Property Appraiser’s Website – https://www.pbcgov.org/papa/
You’ll have to take a screen capture. For other projects a survey must be included, for many this would have been done / provided when you purchased your home. If not you will need to contact a land survey company.

ARB Hurricane Shutter Information

ARB Requests for hurricane shutters of either the accordion type or removable panel type will be approved. The color of the accordion type hurricane shutters should closely match the color of the exterior wall on which they are mounted. Accordion type shutters may be closed and panel type shutters installed when a Hurricane Watch is announced by the National Weather Service. Accordion type shutters must be opened and panel type shutters must be removed within five (5) days or the following weekend, whichever is longer after passage of a hurricane or hurricane watch. The POA will permit permanent window treatments in areas of limited accessibility of a polycarbonate material that is clear, flat (not corrugated), that meets Miami-Dade hurricane shutters standards, and is contoured to fit the window (also known as Lexan shutters).

Architectural Review Committee Rules/Regulations

EXTERIOR PAINTING Homeowner is required to maintain the appearance of residential exterior. An ARC application must be submitted to the ARC committee for approval prior to commencing work. All acceptable paint color chart swatches are available for viewing on the Bristol Lakes website. Any reasonable shade ranges of color will be considered on a case by case basis. Any paint colors not on the current color chart that currently exist in the Bristol Lakes community are grandfathered.

FENCES Fences are required to have approval of the Bristol Lakes ARC (BLARC) and with the approval of the Aberdeen POA/ARB prior to installation.. The BLARC must first approve the placement, design, height, color and material of all fencing. .Site plan must indicate placement of swing gate(s) Acceptable types of fencing include vinyl panels, aluminum rail, and wood. All fencing must be well maintained (painting, staining, etc.) by the homeowner.

ROOF STANDARDS. Roofs are required to have approval of the Bristol Lakes ARC and the Aberdeen POA/ARB. Documentation requirements can be found on the BLHOA website. All roofs in Bristol Lakes are required to be composed of S-Barrel tile, (clay or concrete) and color to be complimentary to the home. Roof tiles may not be painted. Roofing & tiles constructed of tin, metal, plastic or other material is prohibited. Asphalt & cedar shingles are prohibited. Flat roofs, black & white roofs are prohibited.

DRIVEWAYS Driveways in Bristol Lakes are required to be composed of brick, concrete pavers or similar material to enhance the driveway appearance. Resident driveways must be consistent in width with the number of car garages (i.e. 2 car or 3 car). Circular driveways are prohibited. There shall be no painting of any driveway. An ARC application must be submitted prior to any improvements. Driveways must be cleaned & maintained (including the driveway apron) by individual residents.

GUTTERS/ DOWNSPOUTS Gutters & downspouts are required to be same color of fascia board or factory white. An ARC application must be approved for replacement or additional gutters.

SCREEN ENCLOSURES/POOLS must have prior BLARC and Aberdeen POA/ARB approval prior to commencement of work.

LANDSCAPING PROHIBITED & INVASIVE PLANT SPECIES LIST The following is a list of common names of prohibited and invasive non-native plants specified by Palm Beach County. Prohibited plant species include: air potato, melaleuca, punk tree or paper tree, Brazilian pepper of Florida holly, Australian pine, ear leaf acacia, kudzu, schefflera, small leaved climbing fern & carrotwood. Invasive plants prohibited include banyan, bishopwood, cat’s claw, Chinese tallow tree, cork tree, downey rose myrtle, jasmine, java plum, leather leaf, lofty fig, mahoa, shoe button ardisia & woman’s tongue. These plants will not be approved. Note that Areca palms are not recommended as they attract rodents.
