Grievance Information / Procedure

Grievance Procedures - January 2020

In accordance with FL Statutes and HOA Bylaws, The Bristol Lakes HOA Board has set up a Grievance Committee. The Grievance Committee is composed of three members and one alternate member, all four may be in attendance. They are all residents of Bristol Lakes with no relation to the Bristol Lakes Board.

The process of fining is as follows:

  • Violations are noted in the community and letters are sent out.
  • Some violations are what the Board has determined to be “immediate violations” and cannot be corrected. These would be things like parking overnight on the street, trash/yard waste placed out to early the day before or failure to take trash cans in the day of trash pickup.
  • Other violations that could have been corrected but were not, examples are things like dirty roofs, dirty driveways, hurricane shutters closed, or failure to provide and ARB application for exterior work and various lawn/property maintenance issues to name a few.
  • After due notice to the resident that is in violation, the Board considers and votes on fines for the various type of violations. The Board recommends the fines they voted on to the Grievance Committee who can decide to sustain or reject the fine. The Board vote is conducted in a public regularly scheduled Board meeting that homeowners can attend

SIGNIFICANT UPDATES FOR BRISTOL LAKES HOMEOWNERS

Please open each section below for important information.

Solid Waste Authority Vegetation Removal Issues as of 10/15/26 Impacting Bristol Lakes Homeowners

The Solid Wast Authority (SWA) has contracted Service Providers to provide Vegetation Removal services including residences in Bristol Lakes.  As of 10/15/26, Bristol Lakes has had two Vegetation pick-ups by the new Service Provider.  Unfortunately, the Service Provider apparently utilized a “claw” type device to pick up the vegetation which scraped and marred some driveways.

Vegetation, Refuse Removal and Recycling services are NOT services provided by Bristol Lakes HOA contracted Service Providers.

If your driveway was and/or is damaged by the Vegetation Removal Service Provider, please call SWA directly at 561-697-2700 to report the damage.  SWA responsively advised that they will send a representative to examine the damage and will follow-up to deal with the situation.  SWA further advised that they are proactively addressing the issue and exploring alternatives.  SWA suggested that vegetation be left on the grassy swale rather than on driveway hard surfaces.

Please do not contact Bristol Lakes’ Property Management company or HOA Board  Members regarding this matter.

  • Please be reminded that the new Comcast contract is in effect for all Aberdeen Communities.
  • The new contract includes up to four “cable boxes” per home and high-speed internet (upgrades in process).
  • Landline phone service and additional “cable boxes” are available at an additional cost to homeowners.
  • The Xfinity app is available at no additional cost for download on newer model “SMART” televisions.  Some “SMART” televisions may require a “Firestick” and app download.
  • To maximize your internet and cable TV communication speeds, Comcast may need to run a new cable into your home by appointment at no cost.
  • Homeowners can opt for “at home service” by appointment or pick-up, swap out and/or drop off equipment at Comcast retail locations with or without scheduled appointments.
  • Xfinity provides installation services at no cost through November 30, 2026.  Contact Comcast Bulk Service Department at 833-501-1893 and reference the Aberdeen Bulk Contract.  To expedite your call to the appropriate department, say “Billing” on the automated system to speak to a live Comcast Agent.
  • A Comcast Represent will be stationed at the Aberdeen Activities Center on Wednesday mornings from 10am-12pm through October and possibly longer.
