Rules & Regulations

Summary of Compliance Rules Updated April 2018

Homeowners are subject to the Declaration of Covenants and Restrictions of Bristol Lakes, a document dated March 31, 1997. Each homeowner receives a copy of this declaration prior to or at closing. This document should be referred to if there are any questions about rights, privileges or responsibilities of homeowners. Homeowners should become familiar with certain responsibilities and use restrictions that are contained within the Declaration. The following entities affect us as homeowners: First and foremost is our own Bristol Lakes HOA. This organization protects the appearance of our community by providing landscaping, irrigation, improved security, street lights and street drains, and establishing specific rules and regulations. The Aberdeen POA involves all the communities and cares for the lake flow, landscaping and maintenance of all common areas outside the individual communities including drainage and signage.

The following summary serves as a quick reference:

  • Owner can be assessed for added landscaping that is costly to maintain by the Bristol Lakes Homeowners Association.
  • If new landscaped areas are to be added to your yard, permission must be obtained from the Architectural Review Committee of Bristol Lakes. (ARC).
  • Any common area that is damaged by the owner or his guests will be assessed to the owner by Bristol Lakes Homeowners Association.
  • Owners must keep roofs, sidewalks, driveways and outside walls of homes in clean and good condition.
  • Fences and walls must be kept in good condition.
  • Garage doors must be kept closed when not in use.

Payments will be applied to late fees and fines before the monthly assessment.
  • All Golf Carts and Motorized non licensed vehicles must be registered with Bristol Lakes. Registration forms may be obtained on our web site www.bristollakes.com. And the rules governing them are also on the web site at the bottom of the Residents page.
  • The above regulations are designed to keep our Community one that we can be proud of.

THANK YOU FOR OBSERVING THESE RULES.

SIGNIFICANT UPDATES FOR BRISTOL LAKES HOMEOWNERS

Please open each section below for important information.

Solid Waste Authority Vegetation Removal Issues as of 10/15/26 Impacting Bristol Lakes Homeowners

The Solid Wast Authority (SWA) has contracted Service Providers to provide Vegetation Removal services including residences in Bristol Lakes.  As of 10/15/26, Bristol Lakes has had two Vegetation pick-ups by the new Service Provider.  Unfortunately, the Service Provider apparently utilized a “claw” type device to pick up the vegetation which scraped and marred some driveways.

Vegetation, Refuse Removal and Recycling services are NOT services provided by Bristol Lakes HOA contracted Service Providers.

If your driveway was and/or is damaged by the Vegetation Removal Service Provider, please call SWA directly at 561-697-2700 to report the damage.  SWA responsively advised that they will send a representative to examine the damage and will follow-up to deal with the situation.  SWA further advised that they are proactively addressing the issue and exploring alternatives.  SWA suggested that vegetation be left on the grassy swale rather than on driveway hard surfaces.

Please do not contact Bristol Lakes’ Property Management company or HOA Board  Members regarding this matter.

  • Please be reminded that the new Comcast contract is in effect for all Aberdeen Communities.
  • The new contract includes up to four “cable boxes” per home and high-speed internet (upgrades in process).
  • Landline phone service and additional “cable boxes” are available at an additional cost to homeowners.
  • The Xfinity app is available at no additional cost for download on newer model “SMART” televisions.  Some “SMART” televisions may require a “Firestick” and app download.
  • To maximize your internet and cable TV communication speeds, Comcast may need to run a new cable into your home by appointment at no cost.
  • Homeowners can opt for “at home service” by appointment or pick-up, swap out and/or drop off equipment at Comcast retail locations with or without scheduled appointments.
  • Xfinity provides installation services at no cost through November 30, 2026.  Contact Comcast Bulk Service Department at 833-501-1893 and reference the Aberdeen Bulk Contract.  To expedite your call to the appropriate department, say “Billing” on the automated system to speak to a live Comcast Agent.
  • A Comcast Represent will be stationed at the Aberdeen Activities Center on Wednesday mornings from 10am-12pm through October and possibly longer.

EFFECTIVE OCTOBER 1, 2026

Please be advised that the Solid Waste Authority of Palm Beach County (SWA) has posted changes to the pick-up schedules impacting Bristol Lakes Homeowners.  Bristol Lakes is in Service Area 3.  For more detailed information, please visit the SWA website.

  • The cart should be within 6 feet of the roadway and at least 3 feet away from obstructions, such as additional SWA carts, recycling bins, mailboxes, fire hydrants, parked cars, yard waste piles, low-hanging tree limbs, etc.

The Aberdeen Property Owners Association POA is requesting IMMEDIATE submissions of updated Homeowner contact information (names, phone numbers & email addresses) for the soon to be printed and distributed Aberdeen Homeowners Directory.  Please sent updates to info@carolinapm.com before October 18, 2026.

The Bristol Lakes Retention Ponds (previously referred to as “The Lakes”) are considered Aberdeen property and are maintained by the Aberdeen Property Owners Association (POA).

  • The POA has repaired and updated the west retention pond fountain and electrical systems.
  • The fountains in both Bristol Lakes Retention Ponds will be operating daily from 9am to 11pm.  All Aberdeen fountain operating hours have been modified by the POA.

Snakehead Fish have been observed in the Bristol Lakes Retention Ponds and are a significant threat to our Retention Ponds and the inhabitants of the Ponds.

  • Snakehead Fish should NOT be released back into the Ponds if caught.  DO NOT transport these fish alive.
  • Photograph the Snakehead Fish and report the sighting to the Florida Fish & Wildlife Conservation Commission (FWC) Wildlife Alert Hotline at 888-404-FWCC (888-404-3922) and/or submit a tip at MyFWC.com/WildlifeAlert .

Fishing and other activities ARE NOT RECOMMENDED in the Bristol Lakes Retention Ponds from March thru May due to the presence of Cottonmouth Snakes (Agkistrodon piscivorus), also widely called the water moccasin.  These venomous semi-aquatic pit viper snakes  are hazardous to humans and should not be released back into the Retention Ponds.
